Appointed as subcontractor on this new build by Grahams Construction. This new development on Chester Road, Manchester, the Ellesmere Street project created 232 high-specification, living spaces.

Scope of works

Demolition of two office units. (Castlefield and Britannia House)

We were appointed to undertake the demolition works on the site in order to prepare for the new development, Ellesmere Street.

Soft stripping took place by a competent team from Chartrange who were Face Fit Tested, Asbestos Awareness trained and suitably resourced to remove the MMMF, carpets and fluorescent lighting, to be disposed of under the current WEEE Regulations. The identified drainage outlet into the main sewer was temporarily sealed by qualified operatives with Confined Space Entry Risk Assessment and Permit. Electrical disconnections and gas disconnections with purging took place prior to mechanical demolition. Air conditioning units were de-gassed, wet heating system drained down and lift motor hydraulic oil drained off to prevent any pollution issues.

Our Komatsu PC400 LC high reach machine was used for reducing the concrete and brick three story office blocks. A smaller demo spec excavator was used with shears to tackle the 8 tonnes of steel beams in Britannia House, directly adjacent.

Groundworks (Ellesmere Street) – Block A

Excavation for pile caps, crop install rebar pile caps and beams which were made up and concreted with holding down bolts. Shuttered and concreted retaining walls to required finish. Installed internal drainage (300mm and 150mm) ppics and pop up connections. Installed ducting to supply substation which we installed as part of Block A works.

The remaining block A slabs were stoned up, insulated and installed with a waterproof membrane, loose rebar, mesh and then concreted to required finish.

Blocks B and C

Excavation for pile caps, crop install rebar pile caps and beams which were made up and concreted with holding down bolts, shuttered and concreted retaining walls to required finish.

Installed internal drainage (300mm and 150mm) twelve ppics, 70lm acoe channel drain and pumping station. We installed two RC lift pit bases then stoned up mesh and concrete slabs and ramps to a power float finish in the basement carpark area with deboned joints.
